Landscape Construction
Paver patios, retaining walls, stairs, pathways and the outdoor living space they add up to. Most of the labour on any of it is the part you will never see again once it is finished — the excavation, the compacted base and the drainage cut in underneath.
That is deliberate. Hardscape fails from below, not above, so we build the part that holds it up properly and let the finish take care of itself.
What Construction Covers
01
Excavated to depth, base built up in compacted layers rather than all at once, and drainage given somewhere to go underneath. That is what decides whether it is still level in ten years, not the paver you pick.
See this work02
Block and stone walls built with the drainage and backfill the wall actually needs. A wall that cannot drain is a wall holding back saturated soil, and that is when they start to lean.
See this work03
Getting people up a slope safely and comfortably. Riser heights kept consistent, treads sized for real feet, and the route put where people already walk rather than where it looks neatest on a plan.
See this work04
Stone set to hold a bank and look like it belongs there. On the steeper lots around here a rockery often does the retaining job a wall would, with a softer edge to it.
See this work05
Patios sized for the furniture that will actually go on them, fire pits placed out of the wind, and seating oriented to the view rather than the fence. The layout decides whether the space gets used.
06
Getting water away from the house before anything is built on top of it. Re-grading, French drains and catch basins, chosen by where the water is actually coming from rather than where it is pooling.

Clearing, grading and amending heavy Northwest clay so that planting has something to grow into. Skipping this is why new beds look good for one season and struggle the next.
08
A planting plan drawn for the light, the soil and the drainage the site actually has, with the irrigation sized to match it. The design and the system get planned together, not one after the other.
See this workHow We Build
Pavers settle when the base under them was too thin, never properly compacted, or had nowhere to drain. The pavers themselves are almost never the problem. It is the least visible part of a patio and the largest share of the labour.
Hardscape, irrigation, lighting and planting get designed against each other from the first walkthrough. The runs are buried once, in the right order, instead of a later trade cutting through what the last one just finished.
Because the same crew does the excavation and the finish work, the person who cut the drainage is still on site when the pavers go down and knows exactly what is underneath them. Northwest lots make that worth something — heavy clay, long wet seasons and ground that moves.
Tell us what you want built. We will walk the site with you, look at access, grade and where the water goes, and talk through what is realistic for the space and the budget before anything is scheduled.

Where We Work
From our base in Lynnwood we build across thirty cities in both counties. Permit thresholds for retaining walls and anything that changes drainage vary between them, so knowing which rules apply where keeps a project moving instead of stalled at inspection.
